How is cost per funded loan calculated?
Spend divided by loans funded. Every step is shown so you can check it.
The calculator follows each lead down the funnel. Say you buy 100 leads at $50 each, reach half of them, 20% of the people you reach start an application, and 60% of applications fund. These are example inputs, not LenderMatch pricing and not industry averages.
- Lead spend: 100 × $50 = $5,000.
- Contacts: 100 × 50% = 50, so each contact cost $5,000 / 50 = $100.
- Applications: 50 × 20% = 10, so each application cost $500.
- Funded loans: 10 × 60% = 6, so each funded loan cost $5,000 / 6 = $833.33.
- Revenue: 6 × $3,000 = $18,000, a return of $13,000 on $5,000 of spend (260%).
- Break-even price per lead: $18,000 / 100 = $180. Above that, these leads lose money at these rates.
The useful part is the comparison. Run every lead source you test through the same calculator, with that source's own contact, application and funding rates, and compare cost per funded loan, not price per lead. What do lenders ask about lead math?
How do you calculate cost per funded loan for mortgage leads?
Divide what you spent on leads by the number of loans those leads funded. 100 leads at $50 each is $5,000; if 6 of them fund, the cost per funded loan is $5,000 / 6 = $833.33. The calculator works it out from your contact, application and funding rates.
What is a break-even price per lead?
The most you can pay per lead before the leads lose money: the revenue your funded loans bring in, divided by the number of leads you bought. In the example on this page, 6 funded loans at $3,000 is $18,000 across 100 leads, so the break-even is $180 per lead.
What contact rate should I use?
Your own, from a real test. Count how many leads you actually spoke with, not how many you dialed. Contact rate depends on how fast you call, how many times you try and how many other companies received the same lead, so a number from someone else's operation will not tell you much about yours.
Why measure cost per funded loan instead of cost per lead?
Because a cheaper lead is only cheaper if enough of them fund. A lead that costs twice as much but funds three times as often is the better buy. Cost per funded loan puts every source on the same scale.
Are the numbers on this page LenderMatch prices?
No. They are round example inputs so the math is easy to follow. LenderMatch pricing is set per program and quoted on request.
