HELOC rates in Florida right now
Most HELOCs have a variable rate based on the prime rate plus a margin set by the lender. Your margin depends mostly on your credit and how much of your home's value you borrow.
In 2025, the median HELOC in Florida opened at 7.60%, and half opened between 6.99% and 8.90%, across 51,305 lines reported under federal HMDA data. The national median was 7.50%. Leaving out lines with a 3 to 12 month introductory rate, the Florida median was 7.87%. Home equity loans in Florida, which usually have a fixed rate, closed at a median of 8.63%. - Median Florida HELOC rate at opening, 2025 (HMDA)
- 7.60%
- Average 30-year fixed mortgage rate, week of October 29, 2026 (Freddie Mac)

The Federal Reserve raised rates on September 16, 2026, which moved prime to 7.00%. Its October 27 and 28 meeting is more recent than the prime rate data shown here, which runs through October 27, 2026. Its next meeting is December 8 and 9. With 30-year mortgage rates above 7%, a HELOC lets you borrow against your equity without refinancing a lower rate you already have.
How much can you borrow in Florida?
Florida law doesn't cap home equity borrowing the way Texas does. Each lender sets its own limit on all the loans on your home combined, your current mortgage plus the new line.
Your Florida HELOC mortgage has to state a maximum amount, and that maximum is what the state taxes when the line is recorded (see the rules below).
Home value ×80% −what you owe now =a likely maximum line
- Home value (the Florida median for owner-occupied homes)
- $396,900
- 80% of value (a common lender limit, not a Florida law)
- $317,520
- Current mortgage balance
- $220,000
- Maximum line of credit
- $97,520
Example only. Lenders set their own limits and the final amount after an appraisal, and many approve less than the maximum based on credit and income.

The Florida rules that affect a HELOC, in plain English
Florida has no special HELOC limits like a borrowing cap or a waiting period. These Florida taxes and laws still shape your HELOC. They come from the Florida Statutes, the Department of Revenue's rules and the Florida Constitution, summarized here in plain words.
Taxes when the line is recorded
- Documentary stamp tax: 0.35%.
- Florida charges 35 cents per $100 on the mortgage that secures your line. For a line of credit it is figured on the maximum amount of the line, even if you never draw it, and there is no cap.
- Intangible tax: 0.2%.
- A one-time tax of 2 mills, also on the maximum amount of the line. It is paid once, and nothing more is due when you draw.
- $550 per $100,000.
- On a $100,000 line that is $350 in documentary stamp tax plus $200 in intangible tax. Ask the lender how these taxes are handled at closing.
Before you sign
- Your spouse signs.
- The Florida Constitution says a married owner mortgages a homestead "joined by the spouse," so your spouse has to sign the HELOC on your home.
- Use a licensed lender.
- Lenders that are not banks need a Florida mortgage lender license under Chapter 494 of the Florida Statutes.
If you can't pay
- Homestead protection has a limit.
- Florida's homestead protection shields your home from forced sale by most creditors, but it doesn't stop a lender holding a mortgage you signed.
- Court-only foreclosure.
- In Florida every mortgage is foreclosed through a court case, decided by a judge.
- Deficiency limits.
- If the sale doesn't cover the debt on a home you live in, a deficiency can't exceed the judgment amount minus the home's fair market value, and the lender has one year to sue for it.
Property tax basics
- No state property tax.
- Property taxes in Florida are local. The state constitution bars a state property tax on real estate.
- Homestead exemption.
- The first $25,000 of assessed value is exempt from all property taxes, and a second exemption applies to assessed value between $50,000 and $75,000 for non-school taxes. Apply with your county property appraiser by March 1.
- Save Our Homes cap.
- Your homestead's assessed value can rise no more than 3% a year, or the inflation rate if lower. It resets to market value after a change of ownership.

Frequently asked questions
Do I pay documentary stamp tax on a HELOC in Florida?
Yes. Florida charges 35 cents per $100 on the mortgage that secures the line, figured on the maximum amount of the line rather than what you draw. Ask the lender how it is handled at closing.
Is Florida's intangible tax charged on my credit limit or on what I borrow?
On the maximum amount of the line. It is 0.2%, paid once when the mortgage is recorded, and no more is due when you draw.
How much are the Florida taxes on a $100,000 HELOC?
$550: $350 in documentary stamp tax and $200 in intangible tax, based on the $100,000 limit.
Does my spouse have to sign a HELOC on our Florida home?
Yes, if the home is your homestead. The Florida Constitution requires a married owner to be joined by the spouse to mortgage a homestead.
Does Florida's homestead protection stop a HELOC lender from foreclosing?
No. It protects your home from forced sale by most creditors, but not from a lender holding a mortgage you signed. Florida foreclosures go through the courts.
How much can my Florida homestead's assessed value go up each year?
Under the Save Our Homes cap, no more than 3% a year, or the inflation rate if that is lower.
Does checking my options with LenderMatch affect my credit?
No. LenderMatch never pulls your credit. A lender you choose to work with may check it, with your permission.
