HELOC rates in Illinois right now
Most HELOCs have a variable rate based on the prime rate plus a margin set by the lender. Your margin depends mostly on your credit and how much of your home's value you borrow.

The Illinois rules that affect a HELOC, in plain English
Illinois has no special HELOC limits like a borrowing cap or a waiting period. These Illinois laws (the Illinois Compiled Statutes) still shape your HELOC.
Your line of credit
- Lines over $5,000.
- Illinois's Interest Act allows a revolving line of credit to be secured by your home when the line is more than $5,000.
- The lender pays to release the lien.
- The lender agrees to pay the costs, including recording fees, of releasing the lien on your home once it no longer secures any credit.
- Pay to zero and ask in writing.
- If you pay the full balance and ask in writing to lower the line below the amount that needs your home as security, the lender must release the lien.
- Release within 30 days.
- After the debt is paid, a lender that doesn't release the mortgage within 30 days owes you $200 plus reasonable attorney's fees.
Spouses, taxes and licensing
- Your spouse signs the homestead waiver.
- Illinois protects up to $50,000 of your home as a homestead ($100,000 when two or more people own it). Giving up that protection, including in a mortgage, is valid only in writing signed by you and your spouse, if you are married.
- No transfer tax on a HELOC.
- Illinois's real estate transfer tax applies to transfers of title. The law expressly exempts documents that secure a debt, which is what your HELOC mortgage is.
- Use a licensed lender.
- Mortgage lenders and brokers need a license from the Illinois Department of Financial and Professional Regulation. Banks, savings institutions and credit unions are exempt.
If you can't pay
- Foreclosure goes through court.
- Illinois law bars selling a home under a power of sale in a mortgage. Every mortgage foreclosure is a court case, and the summons comes with a Homeowner Notice in English and Spanish.
- 90 days to reinstate.
- You can stop the foreclosure by catching up on what's past due, plus costs, within 90 days after you are served. A court can limit this to once every five years under the same mortgage.
- Time to redeem.
- You can still redeem the home until 7 months after you were served or 3 months after the foreclosure judgment, whichever is later. Shorter periods apply to abandoned homes and to some cases where the lender gives up any claim for a remaining balance.
- You could still owe a balance.
- If the sale doesn't cover the debt, the court can enter a deficiency judgment against a borrower who was personally served or appeared in the case.
Property tax basics
- General homestead exemption.
- Your home's equalized assessed value is cut by up to $10,000 in Cook County, $8,000 in the counties next to it and $6,000 everywhere else. Outside Cook County it is applied automatically.

Frequently asked questions
Does Illinois limit how much I can borrow with a HELOC?
No. Illinois law doesn't set a home equity borrowing cap, so each lender sets its own limit on all the loans on your home combined.
How do I get the lien removed when I pay off my Illinois HELOC?
Pay the full balance and ask the lender in writing to lower the line below the amount that needs your home as security. Under the Interest Act the lien must then be released at the lender's cost, and a lender that misses the 30-day release deadline owes you $200 plus attorney's fees.
Does my spouse have to sign for a HELOC in Illinois?
For the HELOC mortgage to waive your homestead protection, yes. Illinois law makes a homestead waiver valid only in writing signed by the owner and the owner's spouse.
Is there a transfer tax on an Illinois HELOC?
No. Illinois's real estate transfer tax applies to transfers of title, and the law exempts documents that secure a debt.
Is foreclosure in Illinois done through the courts?
Yes. Illinois bars power-of-sale foreclosure, so every mortgage foreclosure is a court case. You have 90 days after being served to catch up and stop it, and you can redeem until 7 months after service or 3 months after judgment, whichever is later.
How much have Illinois home prices risen?
On the FHFA House Price Index, Illinois prices rose 5.61% in the year to mid-2026, 4th of the 50 states and DC, and 44.0% over 5 years. From 2014 to 2025 they rose 83.7%.
Does checking my options with LenderMatch affect my credit?
No. LenderMatch never pulls your credit. A lender you choose to work with may check it, with your permission.
