PNC HELOC rates

PNC's 5.74% introductory APR lasts 6 months on lines of $50,000 or more and applies to the variable portion of the line. It requires an application received August 16 to November 30, 2026 and a closing by January 31, 2027.

After the intro period, PNC lists rates “as low as” 7.77% to 12.30% variable APR: the Wall Street Journal prime rate plus a margin, including a 0.25% autopay discount from a qualifying PNC account. The floor is 2.25% and the cap is 24%. See today's prime rate and HELOC rates for context.

How PNC's HELOC works

The line is variable, and the Fixed Rate Lock lets you fix part of the balance: $5,000 minimum, terms of 5 to 30 years (5 to 20 in Tennessee), and $100 for each lock or unlock after the line opens. PNC does not publish its draw and repayment periods on the HELOC page.

PNC says the line can be ready to close in as little as 6 days. On a primary residence, money you request at closing is issued the day after the 3-business-day right to cancel ends.

PNC HELOC requirements

  • Credit score: not published.
  • Loan-to-value: “maximum LTVs generally range from 79.90-89.90%.” Texas lines go up to 80%.

PNC HELOC fees and closing costs

  • Annual fee: $75 (none on Texas accounts).
  • Origination fee: $299 to $599 depending on the line amount (none in Texas). Under the current offer it is waived when you draw $25,000 or more; that offer has its own dates, applications August 1 to November 30 and closing by December 31, 2026.
  • Title insurance: $450 to $19,493.25, depending on the line.
  • Early closure: closing costs must be repaid if you close the line within 36 months (not in Texas).
