HELOC rates in Washington right now
Most HELOCs have a variable rate based on the prime rate plus a margin set by the lender. Your margin depends mostly on your credit and how much of your home's value you borrow.
In 2025, the median HELOC in Washington opened at 7.74%, and half opened between 6.49% and 8.28%, across 28,736 lines reported under federal HMDA data. The national median was 7.50%. Leaving out lines with a 3 to 12 month introductory rate, the Washington median was 8.00%. Home equity loans in Washington, which usually have a fixed rate, closed at a median of 8.50%. The Federal Reserve raised rates on September 16, 2026, which moved prime to 7.00%. Its October 27 and 28 meeting is more recent than the prime rate data shown here, which runs through October 27, 2026. Its next meeting is December 8 and 9. With 30-year mortgage rates above 7%, a HELOC lets you borrow against your equity without refinancing a lower rate you already have.
How much can you borrow in Washington?
Washington law doesn't set a home equity borrowing cap the way Texas does. Each lender sets its own limit on all the loans on your home combined, your current mortgage plus the new line.
With a median home value of $602,200, well above the U.S. median of $360,600, many Washington owners have a lot of equity to work with.

The Washington rules that affect a HELOC, in plain English
Washington has no special HELOC limits like a borrowing cap or a waiting period. These Washington laws (the Revised Code of Washington) still shape your HELOC.
Before you sign
- Both spouses or partners sign.
- Washington is a community property state. To put a loan against community real property, both spouses or both registered domestic partners have to sign the deed of trust and both have to acknowledge it.
- Use a licensed lender.
- Lenders that are not banks or credit unions need a license under the Washington Consumer Loan Act. If an unlicensed lender makes a home loan, its own origination fees must be refunded to you.
If you can't pay
- The homestead exemption covers creditors, not your lender.
- It protects the greater of $125,000 or the county median sale price from other creditors, but not from a mortgage or deed of trust both spouses signed.
- Outreach before foreclosure.
- Before a notice of default, the lender has to contact you, then wait 30 days if you do not respond or 90 days if you do. This applies to any deed of trust on a home of up to four units, including a HELOC.
- Mediation.
- A housing counselor or attorney can refer you to the state foreclosure mediation program after a notice of default, up to 90 days before the sale date. Some federally insured banks are exempt.
- No deficiency after the HELOC lender's own trustee's sale.
- If the HELOC lender forecloses through a trustee's sale under its deed of trust, it can't get a deficiency judgment against you on a consumer loan. This rule does not cover a foreclosure through court.

Frequently asked questions
Does my spouse or domestic partner have to sign for a HELOC in Washington?
If your home is community property, yes. Both spouses or registered domestic partners have to sign the deed of trust and both have to acknowledge it.
Does Washington's homestead exemption protect my home from my HELOC lender?
No. The exemption protects at least $125,000 from other creditors, but it doesn't apply to a mortgage or deed of trust that both spouses signed.
If my HELOC lender forecloses, can it come after me for the rest?
Not after a trustee's sale under the HELOC's own deed of trust: Washington bars a deficiency judgment on a consumer loan in that case. That rule does not cover a foreclosure through court.
What does a lender have to do before foreclosing on a Washington home?
It has to contact you and then wait 30 days, or 90 days if you respond, before it can issue a notice of default. A housing counselor or attorney can also refer you to the state foreclosure mediation program.
How do I check that a HELOC lender is licensed in Washington?
Look up the company and loan officer on NMLS Consumer Access, or call the Washington Department of Financial Institutions at 1-877-746-4334.
Does the 1% property tax limit mean my taxes can only rise 1% a year?
No. The 1% limit applies to each taxing district's total levy, not to individual homes. Your tax can rise more or less than 1% depending on how your home's value changes.
Does checking my options with LenderMatch affect my credit?
No. LenderMatch never pulls your credit. A lender you choose to work with may check it, with your permission.
