HELOC rates in Louisiana right now
Most HELOCs have a variable rate based on the prime rate plus a margin set by the lender. Your margin depends mostly on your credit and how much of your home's value you borrow.
In 2025, the median HELOC in Louisiana opened at 7.75%, and half opened between 4.99% and 9.62%, across 3,621 lines reported under federal HMDA data. The national median was 7.50%. Leaving out lines with a 3 to 12 month introductory rate, the Louisiana median was 8.75%. Home equity loans in Louisiana, which usually have a fixed rate, closed at a median of 9.15%. The Federal Reserve raised rates on September 16, 2026, which moved prime to 7.00%. Its October 27 and 28 meeting is more recent than the prime rate data shown here, which runs through October 27, 2026. Its next meeting is December 8 and 9. With 30-year mortgage rates above 7%, a HELOC lets you borrow against your equity without refinancing a lower rate you already have.
How much can you borrow in Louisiana?
Louisiana law doesn't set a home equity borrowing cap. Each lender sets its own limit on all the loans on your home combined, your current mortgage plus the new line.
Many Louisiana owners have room to borrow: 48.2% own their home with no mortgage at all, against 40.3% nationally. Under the Civil Code, your HELOC mortgage has to state the maximum amount it secures, so your credit limit is written into it.

The Louisiana rules that affect a HELOC, in plain English
Louisiana has no special HELOC limits like a borrowing cap or a waiting period. Its rules come from the Louisiana Civil Code, the Code of Civil Procedure and the Revised Statutes, summarized here in plain words.
How the line is secured
- One mortgage for future draws.
- A Louisiana mortgage can secure money you borrow later. Once it is filed in the public records, it covers all your draws, whenever you make them.
- The maximum is written in.
- The mortgage must describe the property and state the maximum amount that can be owed under it at any time.
Spouses and signing
- Both spouses sign for a community home.
- Louisiana is a community property state. Both spouses must agree to a mortgage on a community home, which generally includes property acquired during the marriage.
- Homestead protection doesn't cover the mortgage.
- Louisiana protects up to $35,000 of a homestead's value from seizure, but not from a mortgage lender. If you are married, that exception applies when your spouse consented to the mortgage.
Closing the line
- A written request ends further draws.
- For a home mortgage recorded since January 1, 2012, once the debt is paid you or your closing agent can send the lender a written request, signed by you, to release the mortgage. That request ends any obligation to lend you more under it.
- Release within 45 days.
- The lender must issue the release within 45 days. Its fee is capped at $40 plus postage through a closing agent, or $100 if you ask directly.
- Damages if the lender fails.
- After a written notice and 15 more days to fix it, you can go to court to have the mortgage cancelled, with $500 in statutory damages plus actual damages, costs and attorney fees.
- Ending the mortgage when nothing is owed.
- Separately, the Civil Code lets you end the mortgage on reasonable notice once nothing is owed and neither side is bound to lend or borrow more.
Licensing
- Use a licensed lender.
- Mortgage lenders, brokers and loan originators need a license from the Louisiana Office of Financial Institutions. Credit unions and regulated banks are exempt.
If you can't pay
- Executory process.
- If your mortgage is an authentic act with a confession of judgment, the lender can ask a court to order the sheriff to seize and sell the home without first filing a lawsuit and winning a judgment.
- Notice of seizure.
- The sheriff must serve you a written notice of the seizure with the date of the sale. For a home, it also tells you about housing counseling.
- 15 days to appeal.
- You can challenge the seizure by asking for an injunction, or by a suspensive appeal filed within 15 days of the notice. The sale cannot be advertised until 3 days after you are served.
- Two-thirds of the appraisal.
- If the home is appraised before the sale, it can't sell for less than two-thirds of the appraised value at the first offering.
- No shortfall without an appraisal.
- If the lender sells the home without an appraisal and the sale doesn't cover the debt, the rest is wiped out as a personal debt. You can't waive this protection.
Property tax basics
- $7,500 homestead exemption.
- Homes are assessed at 10% of market value, and the homestead exemption currently removes $7,500 of assessed value, about the first $75,000 of your home's market value.
- Assessment freeze at 65.
- Owners 65 and older who meet an income limit can have their home's assessment frozen at its level in the first year they qualify. The freeze ends when the home is sold.

Frequently asked questions
Does my spouse have to sign my Louisiana HELOC?
Yes if the home is community property. Louisiana requires both spouses to agree to a mortgage on a community home, which generally includes property acquired during the marriage.
How is a HELOC secured under Louisiana's Civil Code?
By a mortgage that secures future obligations and states the maximum amount that can be owed. Once it is filed in the public records, it covers all your later draws.
How do I close my HELOC and get the mortgage released in Louisiana?
For a home mortgage recorded since January 1, 2012, once the debt is paid send the lender a written request, signed by you, to release it. That ends further advances, and the lender must issue the release within 45 days for a fee of no more than $100.
Does Louisiana's homestead exemption protect my home from a HELOC lender?
No. The $35,000 homestead exemption from seizure does not apply to money advanced on a mortgage. If you are married, that is the case when your spouse consented to the mortgage.
How does foreclosure work in Louisiana?
If the mortgage includes a confession of judgment, the lender can use executory process: a court orders the sheriff to seize and sell the home without a prior lawsuit. You get a notice of seizure and have 15 days to file a suspensive appeal, or you can seek an injunction.
How much have Louisiana home prices risen?
On the FHFA House Price Index, Louisiana prices rose 1.63% in the year to mid-2026 and 16.3% over 5 years. From 2014 to 2025 they rose 50.1%.
Does checking my options with LenderMatch affect my credit?
No. LenderMatch never pulls your credit. A lender you choose to work with may check it, with your permission.
