HELOCs in Idaho: how much you can borrow and the state rules that apply

Own a home in Idaho and want cash without giving up the rate on your current mortgage? A home equity line of credit can do that. Idaho has no special HELOC borrowing cap, but as a community property state it often needs both spouses to sign, and its homestead and foreclosure laws set clear limits. Here is what that means for you.

HELOC rates in Idaho right now

Most HELOCs have a variable rate based on the prime rate plus a margin set by the lender. Your margin depends mostly on your credit and how much of your home's value you borrow.

In 2025, the median HELOC in Idaho opened at 7.65%, and half opened between 7.00% and 8.25%, across 8,650 lines reported under federal HMDA data. The national median was 7.50%. Leaving out lines with a 3 to 12 month introductory rate, the Idaho median was 7.75%. Home equity loans in Idaho, which usually have a fixed rate, closed at a median of 8.53%. The Federal Reserve raised rates on September 16, 2026, which moved prime to 7.00%. Its October 27 and 28 meeting is more recent than the prime rate data shown here, which runs through October 27, 2026. Its next meeting is December 8 and 9. With 30-year mortgage rates above 7%, a HELOC lets you borrow against your equity without refinancing a lower rate you already have.

How much can you borrow in Idaho?

Idaho law doesn't set a home equity borrowing cap. Each lender sets its own limit on all the loans on your home combined, your current mortgage plus the new line.

Idaho homes are valued above the national median: $446,400 for an owner-occupied home, against $360,600 for the U.S. as a whole.

The Idaho rules that affect a HELOC, in plain English

Idaho has no special HELOC limits like a borrowing cap or a waiting period. These Idaho laws still shape your HELOC. They come from the Idaho Code, summarized here in plain words.

Spouses and signing

Both spouses sign for community property.
Idaho is a community property state. Neither spouse can borrow against community real estate unless the other joins in signing the loan documents. A spouse can give the other this power through an express power of attorney.
What counts as community property.
A home acquired during the marriage is community property unless the deed or a written agreement of both spouses says otherwise. A home owned before the marriage, or received as a gift or inheritance, stays separate property.

Homestead, taxes and licensing

Homestead protection doesn't cover a HELOC.
Idaho automatically protects up to $175,000 of your home's value from most court judgments once you live there. The law makes an exception for a mortgage or deed of trust signed by both spouses, or by an unmarried owner.
Homeowner's exemption on property tax.
If the home is your primary residence, half its assessed value, up to $125,000, is exempt from property tax. You apply once with your county assessor.
Use a licensed lender.
Mortgage brokers and lenders need a license from the Idaho Department of Finance. Banks, savings and loans and credit unions are exempt.

If you can't pay

A trustee sale needs no court case.
When a loan is secured by a deed of trust, Idaho law lets the trustee sell the home after a default without a lawsuit. The lender can choose a court foreclosure instead.
At least 120 days of notice.
After a notice of default is recorded, the sale notice must be mailed at least 120 days before the trustee sale and published once a week for 4 weeks.
115 days to catch up.
Within 115 days after the notice of default is recorded, you can pay what is past due plus allowed costs and fees, and the loan is reinstated as if no default had happened.
No buying it back after the sale.
A trustee sale is final. Idaho law gives no right of redemption afterward, and the buyer can take possession on the 10th day after the sale.
Limits on what is still owed.
If the sale doesn't cover the debt, the lender has 3 months to sue for the rest, and the amount is capped using the home's fair market value.

Frequently asked questions

Does my spouse have to sign my Idaho HELOC?

Yes if the home is community real estate: Idaho law requires the other spouse to join in signing any loan against it. A spouse can authorize the other through an express power of attorney.

Is my Idaho home community property?

A home acquired during the marriage is community property unless the deed or a written agreement of both spouses says otherwise. A home owned before the marriage, or received as a gift or inheritance, is separate property.

Does Idaho's homestead exemption protect my home from a HELOC lender?

No. The $175,000 homestead exemption protects against most court judgments, but the law excludes a mortgage or deed of trust signed by both spouses or by an unmarried owner.

How does foreclosure work in Idaho?

Under a deed of trust, the trustee can sell the home without a court case. The sale notice must be mailed at least 120 days ahead, you can catch up within 115 days of the notice of default, and there is no right to buy the home back after the sale.

Can an Idaho lender come after me for more after a foreclosure?

After a trustee sale, the lender has 3 months to sue for the rest, and a court caps the amount using the home's fair market value.

How much have Idaho home prices risen?

On the FHFA House Price Index, Idaho prices rose 3.62% in the year to mid-2026 and 24.6% over 5 years. From 2014 to 2025 they rose 184.7%.
