HELOC rates in Alabama right now
Most HELOCs have a variable rate based on the prime rate plus a margin set by the lender. Your margin depends mostly on your credit and how much of your home's value you borrow.
In 2025, the median HELOC in Alabama opened at 7.50%, and half opened between 5.75% and 8.38%, across 12,419 lines reported under federal HMDA data. The national median was 7.50%. Leaving out lines with a 3 to 12 month introductory rate, the Alabama median was 8.00%. Home equity loans in Alabama, which usually have a fixed rate, closed at a median of 9.13%. The Federal Reserve raised rates on September 16, 2026, which moved prime to 7.00%. Its October 27 and 28 meeting is more recent than the prime rate data shown here, which runs through October 27, 2026. Its next meeting is December 8 and 9. With 30-year mortgage rates above 7%, a HELOC lets you borrow against your equity without refinancing a lower rate you already have.
How much can you borrow in Alabama?
Alabama law doesn't cap home equity borrowing the way Texas does. Each lender sets its own limit on all the loans on your home combined, your current mortgage plus the new line.
Almost half of Alabama homeowners have no mortgage at all. If that's you, the HELOC would be the only loan on your home, and there is nothing to subtract in the formula below.
Home value ×80% −what you owe now =a likely maximum line
- Home value (the Alabama median for owner-occupied homes)
- $233,300
- 80% of value (a common lender limit, not an Alabama law)
- $186,640
- Current mortgage balance
- $120,000
- Maximum line of credit
- $66,640
Example only. Lenders set their own limits and the final amount after an appraisal, and many approve less than the maximum based on credit and income.

The Alabama rules that affect a HELOC, in plain English
Alabama has no special HELOC limits like a borrowing cap or a waiting period. These Alabama laws still shape your HELOC. They come from the Code of Alabama, summarized here in plain words.
Before you sign
- Your spouse signs too.
- If you're married, a mortgage on your homestead isn't valid without your spouse's voluntary signature, formally acknowledged before an official who takes acknowledgments. Plan for both of you to sign at closing.
- 3 business days to cancel.
- Federal law lets you cancel a HELOC on your main home until midnight of the third business day after you open it and get the required notice and disclosures.
The mortgage recording tax
- 15 cents per $100.
- Alabama taxes a mortgage when it is recorded, at $0.15 for every $100 of the debt (0.15%). The probate judge won't record it until the tax is paid.
- Capped at the line maximum.
- For a revolving line, the tax is paid either on the stated maximum or on the amount first borrowed, with later advances reported. Either way, it can never be more than 15 cents per $100 of the maximum, no matter how often you draw and repay.
- $150 per $100,000.
- On a line with a $100,000 maximum, the most the tax can be is $150.
If you can't pay
- Foreclosure without a court case.
- An Alabama lender can sell the home under the mortgage's power of sale. The sale is advertised once a week for three weeks in a county newspaper and held at the courthouse door between 11 a.m. and 4 p.m.
- 180 days to redeem.
- If you claimed the homestead exemption on the home that tax year, you and your spouse can buy it back within 180 days after the sale. For other property the period is one year.
- Notice of your redemption rights.
- For a homestead, the lender must mail you a notice about redemption at least 30 days before the sale by certified mail. Your 180 days don't start until that notice is given, but can never run past one year.
Property tax basics
- Taxed on 10% of value.
- Alabama assesses homes at 10% of market value, then applies local tax rates.
- Homestead exemptions.
- Your homestead is exempt from state property tax up to $4,000 of assessed value, and from most county property tax up to $2,000 of assessed value (taxes for schools excluded).
- Over 65 or disabled.
- Homeowners over 65, retired due to permanent and total disability, or blind pay no state property tax on their homestead.
