What this week's rates mean for refinancing

A refinance replaces your mortgage with a new loan, so two things decide whether it pays: how far below your current rate a new rate would be, and how many months of lower payments it takes to earn back the closing costs. This week's averages are a benchmark for the first question.

Example: $300,000 over 30 years, principal and interest
Current rate of 8.24%1 point above this week's 30-year average
$2,252
New rate of 7.24%This week's 30-year average
$2,044
Lower payment each month
$207

Freddie Mac says refinancing typically costs 3% to 6% of the loan. At 3%, or $9,000 here, the lower payment takes about 44 months to cover the costs, so the refinance pays off only if you keep the loan longer than that. Starting a new 30-year term also adds years of payments.

The survey reflects borrowers with excellent credit who put 20% down on a home purchase, so the rate a lender offers you may differ. If you want cash from your equity and already have a low rate, a HELOC lets you borrow without replacing your mortgage.

How Freddie Mac measures these averages

Freddie Mac publishes its Primary Mortgage Market Survey every Thursday. The averages come from mortgage applications submitted to Freddie Mac by lenders across the country, for conventional, conforming, fully amortizing home purchase loans for borrowers who put 20% down and have excellent credit. They are national averages, so rates in your state and for your loan can differ.

Frequently asked questions

What are mortgage rates this week?

For the week of October 29, 2026, Freddie Mac's average 30-year fixed rate was 7.24% and the 15-year fixed average was 6.60%. These are national averages from its Primary Mortgage Market Survey.

Are mortgage rates going up or down?

This week the 30-year average is down 0.08 points from last week and up 1.07 points from a year ago. Over the last 2 years it ranged from 5.98% to 7.40%. This page reports the survey each week and does not forecast where rates go next.

Is the Freddie Mac average the rate I would get?

It is a benchmark. The survey reflects borrowers with excellent credit who put 20% down on a home purchase, so your rate can be higher or lower depending on your credit, your equity, the loan type and any points you pay. LenderMatch does not set or quote rates; lenders you are matched with make their own offers.

How much does a 1 point lower rate save when refinancing?

On a $300,000, 30-year loan, going from 8.24% to 7.24% lowers principal and interest by about $207 a month. If closing costs are 3% of the loan ($9,000), it takes about 44 months of savings to earn them back.

When do these rates update?

Freddie Mac publishes the survey every Thursday. This page checks for new data every morning, so a new week shows up here within a day of its release.
