The cash-out
Loan-to-value limit

VA allows up to 100% of the home’s value. Many lenders cap VA cash-out loans lower, often at 90%.

VA funding fee

Exempt includes veterans who receive VA disability compensation. Rates from VA.gov, effective April 7, 2023.

Any part of the fee above the limit is paid at closing. Unchecked, you pay all of it at closing.

How this is calculated

VA caps a cash-out refinance at 100% of the home’s value as set by the VA appraisal, and that cap includes the funding fee (38 CFR 36.4306). A lender may set a lower cap.

  • Maximum loan

    home value × LTV limit

    $400,000 × 100% = $400,000, or $360,000 at a 90% lender cap.

  • Most cash, with the funding fee added to the loan

    maximum loan ÷ (1 + fee %) − balance

$400,000 ÷ 1.0215 = $391,581 before the fee, so the fee is $8,419; minus the $250,000 you owe leaves $141,581. At 3.3%: $137,222. At a 90% cap and 3.3%: $98,500. If you pay the fee at closing instead, the cash is the maximum loan minus your balance.

  • Funding fee on the cash you want

    (balance + cash) × fee %

($250,000 + $100,000) × 2.15% = $7,525, for a $357,525 loan. If the fee would push the loan past the limit, the part above it is paid at closing.

  • Earliest date (seasoning)

later of: first payment + 210 days, sixth monthly payment

A first payment due February 1, 2026 gives August 30, 2026; the sixth payment, due July 1, comes first. Paid on time, the 210 days always land later than the sixth payment.

  • Funding fee rates. 2.15% for first use and 3.3% after first use, with no fee for exempt borrowers, as listed on VA.gov for rates effective April 7, 2023 (page last updated October 5, 2026).
  • Seasoning. VA’s regulation counts 210 days from the first monthly payment, plus six monthly payments. For a cash-out that puts money in your hand (Type II), the Lenders Handbook counts from the date you made that first payment. This calculator counts from the due date, which gives the same date if you paid on time; if you paid late, enter the date you paid.
  • On-time payments. The date counts from the due date and assumes every payment is made on time. If you paid the first one late, enter the date you paid it.
  • Before closing costs. Appraisal, title and lender charges also come out of the cash unless you pay them at closing. Lenders can require more time, a lower LTV or other conditions, and every VA cash-out must meet VA’s net tangible benefit test.

Questions about VA cash-out refinancing

How much cash can I get with a VA cash-out refinance?

VA lets the new loan, funding fee included, reach 100% of the home's value set by the VA appraisal (38 CFR 36.4306). Subtract what you owe and the funding fee to see the cash before closing costs. On a $400,000 home with $250,000 owed and a 2.15% fee, that is about $141,581. Many lenders set a lower cap for VA cash-out loans, often 90%, which would leave about $98,500 at a 3.3% fee.

How much is the VA funding fee on a cash-out refinance?

VA.gov lists 2.15% of the loan for the first use of your VA home loan benefit and 3.3% after the first use, for rates effective April 7, 2023. Veterans who receive VA compensation for a service-connected disability, and the others VA lists, do not pay it. The fee can be added to the loan as long as the total stays within 100% of the home's value; any part above that is paid at closing.

How soon can I do a VA cash-out refinance on my current VA loan?

VA cannot guarantee the new loan until the later of 210 days after your first monthly payment and the date your sixth monthly payment is made (38 CFR 36.4306). If your first payment was due May 1, 2026 and you paid on time, the earliest date is November 27, 2026. If the loan you are paying off is not a VA loan, this VA wait does not apply, though a lender may set its own.

Is 90% a VA rule?

No. VA's limit for a cash-out refinance is 100% of the home's value, funding fee included. Lenders can set lower limits of their own, and 90% is a common one, so the most you can take out may depend on the lender you choose.

Do closing costs come out of the cash?

Yes, unless you pay them at closing. Besides the funding fee you pay normal refinance costs such as the appraisal and title, and a lender may charge a flat origination fee of up to 1% of the loan (38 CFR 36.4313). This calculator shows the cash before those costs.
